PLEASE TAKE NOTICE that the Planning Board of the Village of Cold Spring will hold a public hearing on Thursday, May 25, 2023 at 7:00 p.m., at Village Hall, 85 Main Street, Cold Spring, NY 10516, or as soon thereafter as the matter may be heard on said date.

Members of the public are invited to attend the meeting in-person at Village Hall (85 Main Street) or via Videoconference pursuant to Chapter 56 of the Laws of 2022.  To join the Zoom Meeting:

The Planning Board will consider the application by Kathleen Koon for a revision to a previously approved site plan under §134-9.B and §134-27.A of the Village Code. The applicant is proposing a Change-of-Use from retail to restaurant, specifically, a tea house with pastries. Pastries not baked on the premises. The proposed Change-of-Use is a permitted use as per §134-9.B.5 of the Village Code. The subject property is located at 81 Main Street, Cold Spring, New York and designated as Tax Map Section 48.12.2.35, and is located within the General Business Zoning District (B-1) as well as the Village’s Nationally-Designated Historic District.
